What you'll do:
- Review historical rent data, administration records, and spreadsheets meticulously to ensure all information is accurate and up-to-date for effective financial management.
- Apply Zero-Based Budgeting principles to analyse every element of rent calculations, ensuring that each cost is justified and aligned with organisational objectives.
- Communicate regularly with local tradespeople and Managing Agents to gather precise information about actual rental expenses associated with each property within the portfolio.
- Liaise closely with local councils to verify council tax elements, ensuring compliance with current regulations and accurate allocation of costs.
- Check and confirm Council Tax bandings for all properties under management, proactively resolving any discrepancies or issues that may arise.
- Work hand-in-hand with Operations colleagues to align property portfolio costs with established budgets, fostering a spirit of teamwork and shared responsibility.
- Build comprehensive rental records and generate detailed reports that provide valuable insights into financial performance and support informed decision-making.
- Maintain up-to-date documentation related to rental agreements, council tax obligations, and other key aspects of property management.
- Support the Accounts Payable Manager by providing timely updates on rent-related matters and assisting with any queries or reconciliations as required.
- Contribute positively to departmental meetings by sharing observations, suggesting improvements, and helping implement best practices in rent management.
What you bring:
- Demonstrate strong analytical skills that enable you to interpret complex financial data accurately while identifying trends or anomalies that require further investigation.
- Showcase advanced numerical abilities that allow you to manage large volumes of data efficiently without compromising on attention to detail or quality standards.
- Exhibit proficiency in Microsoft Excel as well as other financial reporting tools commonly used within finance departments for record-keeping and analysis.
- Display excellent communication skills that facilitate clear interactions with internal colleagues as well as external stakeholders such as local councils or Managing Agents.
- Possess up-to-date knowledge of rental regulations along with an understanding of council tax policies relevant to property portfolios in Birmingham.
